What are properties with code violations you may be asking yourself. These are not foreclosures but properties with code violations can, like any other kind of property, be foreclosed on. Some properties are owned by the bank and other banks will lend on a property that is uninhabitable or unsafe for human habitation. These are single family residences (1 to 4 units), apartment buildings, commercial and industrial property. Other properties with code violations, on the other hand, can have a loan on them and many buyers can purchase these properties on a condition that the new buyer repair the property by a certain date and time. Of course, every property has a unique and very different situation that makes in unsafe for humans to use, live-in or cross (contaminations in the soil).

There are about 1,000 properties with code violations within the city of Sacramento alone. WOW!!!

All these property owners need our help and that is where you come in the picture.

We have to:

1. define the problem
2. find a way solve the problem
3. properly contact the owner with a solution to his or her problem which includes finding a new place for them
